Jim Brown Rentals charge a commission on rent collected and a fixed charge for inspections.  There is no extra charge for any repairs and maintenance carried out on your behalf. There is no charge for mediation or Tenancy Tribunal preparation and attendance.

Our commission is deducted monthly from rent collected.

Funds are direct credited into your account monthly or twice monthly – you choose.. A clearly set out monthly statement detailing rent collected and disbursements made on your behalf will be emailed or posted to you.

Jim Brown Rentals charge landlords of managed properties $40.00 to advertise their property on Trade Me.  All other advertising is free to our landlords.

We use a range of contractors who are highly skilled, competitively priced and quick to respond to our calls. If you have a preference for any particular tradesperson we would be pleased to accommodate this.

Inspections are carried out on a regular basis. The frequency will be discussed with you.  We find every 3-4 months gives peace of mind.

As one of our landlords we have salespeople within a number of real estate companies who we can recommend to you. We can arrange to have the property appraised and then listed for sale. Selling a tenanted property can be a delicate situation and it is important it is handled professionally and tactfully. It is our job to ensure you and your tenants’ interests are protected.

Jim Brown Rentals rent collection is computer monitored daily enabling us to act very quickly when a rent payment is missed. The debt recovery process commences immediately. Whilst we take every possible action to resolve the matter it may be necessary to take the tenant through the Mediation process or to the Tenancy Tribunal. If this is the case you will not be charged for our time.

Yes. The Residential Tenancies Act requires that no more than four weeks bond be collected. Unless otherwise agreed to Jim Brown Rentals consider three weeks to be the minimum that should be paid. The bond is paid before the tenant takes possession.
